Dholera sits on the Delhi-Mumbai Industrial Corridor, which makes it a logical logistics point for heavy industry, automotive and electronics production. The airport is designed so cargo bound for a semiconductor fab inside the SIR lands directly rather than routing through Ahmedabad city.

The Embraer development is the strongest signal so far. Ahmedabad is expected to continue handling the majority of tourist flights, city-centre business travel and domestic metro operations, while Dholera is positioned for industrial and logistics traffic tied to the SIR and the DMIC. Both airports are expected to be needed as regional traffic grows.

Outside the boundary, DSIRDA planning does not apply, infrastructure is not guaranteed, and the development logic that justifies the price disappears. Verify the survey number against the notified SIR map, not a brochure map.

NA conversion status. Agricultural land that has not been converted to non-agricultural use cannot be legally developed or transferred for residential purposes in the normal way. Ask to see the NA order itself, not a promise that one is coming.

DSIRDA layout approval. A plotted scheme without an approved layout is a paper subdivision. Ask for the approval number and verify it independently.

Title and registry. Get an independent advocate’s title search covering at least 30 years. Do not rely on the seller’s lawyer. Confirm the sale deed will be registered in your name at the sub-registrar, and understand stamp duty and registration charges before you commit.

RERA registration. Check the project’s registration on the Gujarat RERA portal yourself. A developer being RERA-registered as a company is not the same as the specific project being registered.

Near the dholera airport is not a distance. Ask for the exact road distance and drive it before you decide.
